Belle Vue House site

The proposed Churchill Retirement Living site is part of a wider development site that has been openly marketed by Babergh District Council. The wider site is the vacant Belle Vue House as well as the land adjacent at the intersection of Newton Road and Cornard Road in Sudbury. 

The application site is a sloped, rectangular parcel of land being approximately 0.57 hectares which includes Belle Vue house. The site lies at the intersection of Newton Road and Cornard Road fronting the town’s inner one way system. 

The site currently comprises the vacant Belle Vue House, a locally listed Victorian villa and former Council office building which was used by Citizen's Advice Bureau, and the Council's former outdoor swimming pool which has been used for storing building equipment and for a BMX park.

The application site also consists of a number of unused and unattractive brick buildings to the south west and a compound area with overgrown vegetation and a variety of mature trees. There is also a steep incline from west to east from the main entrance towards Belle Vue House. 

To the south west of the site, there is Kings Road comprising local amenity, shops, cafes and restaurants. To the south east lies Belle Vue Park and adjacent tennis courts. The site fronts two main roads- Newton Road and Cornard Road and is enclosed by a brick retaining wall along the sites south west key frontage facing the main roundabout.
