A new Churchill Retirement community in Eastleigh

Land between Toynbee Road and Romsey Close, Eastleigh Site

The proposed site is situated on our initial proposals for the redevelopment 2,4,6,8 Toynbee Road and 2,3,4,5, Romsey Close, Eastleigh, SO50 9DP.

Churchill have an agreement in principle to acquire the properties, subject to planning permission being granted.

The site, which is situated on Toynbee Road and Romsey Close, is just minutes’ walk from key amenities, such as local restaurants, shops and businesses on Leigh Road, and Eastleigh High Street. Eastleigh train station is also just a 10-minute walk, and The Swan Centre just 9 minutes from the site. All of these amenities being within walking distance of the site encourage sustainable travel, as well as benefiting the local businesses of Eastleigh.

The appearance of the proposed redevelopment of the site for a retirement living community will also complement the sites surroundings, in a residential location.

Apartments in the neighbouring Churchill property, Charlotte Lodge, went on sale in May of 2015, and all apartments were sold out by June of 2016, demonstrating the demand in Eastleigh for retirement properties. The supporting text of the adopted Local Plan identifies that in the plan period (2016- 2036) the population of the Borough will change with an estimated increase of 24% in the number of people aged 65 and over living in the Borough and an increase of 5% of people over 85 or over. This will lead to an increasing number of older people requiring accommodation, estimated to increase by 24%.

Research has shown that by providing homes at the top of the housing ladder, which better meet the needs and aspirations of older people, specialist retirement housing developments of the kind delivered by Churchill Retirement Living, free up homes for families that need extra space to move into and that through the chain effect, free up more homes for first-time buyers.

A Retirement Living development on the site will therefore help meet the local need for retirement living properties for older people and free up open-market homes at the top of the housing ladder, creating a chain reaction and releasing a range of housing types for young families looking to get on the property ladder.
